Pennsylvania town's development gets green light

The plan to develop a 58-acre plot of commercial real estate in Lower Nazareth, Pennsylvania, north of Philadelphia, has received its first approval from the local board of supervisors.

The supervisors granted a conditional-use permit for a two-unit warehouse project that will add 600,000 square feet of warehouse space. The two buildings will have large loading docks and face each other. The developer has not indicated any prospective tenants.

The supervisors, however, put seven conditions on the development of the project, which sits on Route 248 near Country Club Road.

The supervisors attached several conditions, such as reducing the building's elevation, planting trees and installing a fence.

Some of the residents of the street turned out to a previous meeting to tell the supervisors they feared the project would reduce the value of their properties and would diminish their quality of life.

Prior to casting his vote, one supervisor told residents who were there that the zoning laws in the community allowed for the warehouse. All the supervisors could do was reduce the effects on the community. Neighbors previously had complained about the potential for noise and unsightly building in their area.

This is just the first approval for the project. The township Planning Commission and Board of Supervisors will need to approve those plans, as well, before any construction can get under way.

By voicing their concerns, neighbors had a chance to let the supervisors know that some conditions needed to be added to the project. While they may not be able to stop the project from moving forward, they were able to make the project more to their liking.
